The Karnataka Real Estate Regulatory Authority (KRERA) has
issued a circular dated 19 June 2026 mandating all promoters of
registered real estate projects to submit the Annual Audit Report (Form-7) for
the Financial Year 2025-26. The circular reiterates the statutory
requirement under Section 4(2)(l)(D) of the Real Estate (Regulation and
Development) Act, 2016 and introduces an online filing mechanism through
the KRERA portal.
What is Form-7 under Karnataka RERA?
Form-7 is the Annual Audit Report that every promoter must obtain from a practicing Chartered Accountant. The report certifies:- Proper utilization of funds collected from allottees.
- Compliance with the provisions of the RERA Act.
- Withdrawal of funds in proportion to the percentage of project completion.
- Accuracy of financial statements relating to the registered project.
Who Needs to File?
The circular applies to all promoters of projects registered with Karnataka RERA for the financial year 2025-26.Every promoter is required to:
- Obtain Form-7 certified by a practicing Chartered Accountant.
- Submit the report through the Annual Audit module available on the Karnataka RERA portal.
- Upload all supporting financial documents.
