Telangana RERA Penalises Developer and Landowners for Selling Unregistered Flat

The Telangana Real Estate Regulatory Authority (TG RERA) has imposed a penalty on a developer and the associated landowners for selling a flat in a project that had not been registered under the Real Estate (Regulation and Development) Act, 2016. The Authority observed that offering or selling units before obtaining mandatory RERA registration is a clear violation of the law. In the same matter, TG RERA also dismissed a homebuyer’s request for a refund of ₹51 lakh, stating that the circumstances did not warrant such relief. The ruling highlights the importance of strict compliance with RERA registration requirements before any property sale.
