MahaRERA Orders Developer to Hand Over Residential Plot Within 30 Days, Imposes ₹20,000 Litigation Cost

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has directed a developer to hand over possession of a residential plot to a homebuyer within 30 days and pay ₹20,000 as litigation costs. The Authority also ordered the promoter to pay statutory interest for the delay from 31 December 2018 until possession is handed over with the required Occupation Certificate. MahaRERA rejected the developer's defence that the buyer's requested plan modifications caused the delay, noting there was no supporting evidence. The ruling reinforces that promoters are responsible for timely possession under the RERA Act and cannot avoid liability without valid justification.
