Kerala RERA Rules Landowners Equally Liable with Builders

Dated on: Saturday 4th July 2026

he Kerala Real Estate Regulatory Authority (K-RERA) has ruled that landowners involved in joint development projects share equal responsibility with builders for fulfilling obligations under the Real Estate (Regulation and Development) Act. The authority stated that landowners cannot avoid liability by claiming they only provided land for the project. The decision ensures that both parties remain accountable for project delays, regulatory compliance, and commitments made to homebuyers. The landmark ruling is expected to strengthen consumer protection, improve transparency in joint development agreements, and encourage greater accountability across Kerala's real estate sector.
