GujRERA action against builder for pre-bookings

Gujarat Real Estate Regulatory Authority (GujRERA) has taken suo motu action against a Gandhinagar-based builder for accepting a Rs1 lakh token amount from a buyer before registering the project with RERA, which is a legal requirement. Though the builder later refunded the amount, GujRERA initiated proceedings under Section 59 of the RERA Act, which penalizes unregistered project promotions. The authority emphasized that no builder is allowed to advertise, market, or accept bookings without prior registration. This move highlights GujRERA’s strict enforcement to protect buyers’ rights and ensure compliance with real estate regulations in the state.
