The final rules of the Real Estate (Regulatory and Development) act were notified by the state government of Rajasthan in February this year.  The Rajasthan government was active only to a certain extent because, as soon as the registrations started, the result was in front. There was no proper Authority set up by the government, which is mandatory according to the Act and there was no website to register online in the entire state.

The builders, as well as brokers of the state, were hit hard as all of their activities came to a stop. No broker was allowed to deal with projects not registered, and it was mandatory for brokers as well to get themselves registered with RERA. Advertisements of projects were also restricted by the government, due to the provisions of the Act which did not allow unregistered projects to market their property without getting a RERA registration number.

However, the government formed a working Authority and also launched a website for real estate developers to register themselves by June 2017, delaying the registrations by more than a month.

Let us take a look at some points to know about RERA and the Regulatory Authority of Rajasthan:

  1. Raj - RERA is the official Real Estate Regulatory Authority of Rajasthan for administering the Real Estate (Regulatory and Development) Act.
  2. Rajasthan RERA Authority is located in Nagar Niyojan Bhawan, J.L.N. Marg, Jaipur.
  3. The final rules of the Act were notified by the Rajasthan state Government in February, this early year.
  4. The Additional Chief Secretary of Urban Development and Housing Department was appointed as the head of the Rajasthan RERA Authority.
  5. The Raj-RERA Authority also has a website, which was launched by the CM Vasundhara Raje on 1st June 2017, delaying the process of online registrations by a month.
  6. The deadline for registration of ongoing projects was 31st July, 2017. Projects registering after the deadline have been charged with the penalty by the Authority.
  7. The Approval of Registration will be done within 30 days from the date of online Registration.
  8. Once the Projects/Agents have been registered online, one set of hard copies of the same documents has to be sent to RERA office within 3 days.
  9. The Authority has given RERA certificates to 158 real estate agents and 20 projects have been approved until the deadline of 31st July 2017.
  10. The Authority has also provided a separate window to complain to the Authority regarding any registered promoter or agent.

 

A lot of projects are yet to register with RERA in the state of Rajasthan. The numbers of Registration by real estate agents is also very low, which must be increased with the help of spreading awareness about the online platform of the Authority.

All the ongoing projects registered, or which are going to register will have to pay a hefty penalty to the Authority, ranging from four times of the registration fees to ten times of the registration fees as fine.
